HAMMERLINE OPPORTUNITY INTELLIGENCE / COMMERCIAL ROOFING · BETA

Know which buildings the city just cited for roof defects.

When a city inspector cites a company-owned building for a leaking or defective roof, the owner has to get it fixed by a deadline. We match each open citation to the building, its owner of record and the managing agent, verify a business contact route, and show you the record so you can call with a specific reason.

Beta in New York City and Philadelphia: researched and counted now, not for sale yet.

THE SHORT VERSION

What is this?
Company-owned buildings with an open city citation for a leaking or defective roof, matched to the owner of record and the managing agent. In beta in New York City and Philadelphia: not for sale yet; free samples on request.
How is it different from a list?
A list gives you names. Each opportunity starts from something a city just recorded about that building or business, so you call with a specific, checkable reason — and you see exactly what we could not confirm.
Why contact them now?
The owner has to correct the cited roof condition, usually by a correction date or before a hearing. Each opportunity shows the citation text, its date and the deadline.
What exactly do I receive?
The building (type, units, floors, age), the citation text and date, our inference, the managing agent and owner contacts with their sources, timing and unknowns such as roof size and whether a roofer is engaged.
Why do Signal, Verified and Premium cost different amounts?
Signal $35 · Verified $95 · Premium $175 per opportunity (planned; beta, not for sale yet). Signal gives you the owner entity’s mailing address; Verified adds a contact route we verified; Premium adds a named decision maker.
What does Verified mean?
We confirmed a working business route ourselves — for example the managing agent’s office phone or email, taken from that company’s own website — and the timing is fresh. It is not a named decision maker; that is Premium.
Is it exclusive?
No. At most three companies in the same trade can unlock any one opportunity. Exclusivity is offered only on Premium, where it is offered at unlock.
How fresh is it?
NEW ≤ 3 days · CURRENT ≤ 30 days · AGING ≤ 60 days. Measured from the citation date.
What evidence supports it?
NYC HPD and NYC DOB/ECB violations, Philadelphia L&I code violations, and city property records — each with a link to the building’s own record.

THE SIGNALS WE RESEARCH

Official records that give you a reason to call.

  • Open roof citationsCity-issued violations for roofs that leak or are defective — roof covering, bulkhead, parapet, gutters and leaders — with the citation text, its date and any correction or hearing date.
  • Owner and managing agentThe owner of record and, where one is registered with the city, the managing agent — usually the people who hire the roofer. Verified opportunities include a contact route we confirmed on the managing agent’s own website.

COMMERCIAL ROOFING / VERIFIED · NEWReal record, anonymized

Open roof-leak citations at a 26-unit walk-up in the Bronx

Fact · public record
  • Walk-up apartment building in the Bronx · 26 units · 5 floors · about a century old (city property records).
  • Owned by an LLC (owner of record on the city’s building registration).
  • Two open citations to repair the roof so it will not leak — over a top-floor apartment ceiling and at the public-hall roof bulkhead (HPD Class B).
  • Cited 1 day before this sample was pulled. Correction due about 5 weeks after the citation.
Our inference
  • The owner has to cure the cited roof condition; a roofing contractor may be needed for inspection, repair or replacement.
  • A roofer who reaches the managing agent early can offer an inspection with photos and a written repair scope the owner can use to clear the violation.
Unknown
  • Whether the owner has already hired a roofer
  • Roof size, type and age
  • Whether the scope is a repair or a replacement
Contact path
  • Managing agent’s office line and general email — verified on the managing agent’s own website.
  • Managing agent’s registered office address (city building registration).
  • Head officer of the owning entity and a mailing address (city building registration) — role as buyer not confirmed.
Timing

Act now. Freshness NEW (cited within 3 days); the first correction deadline is about 2 weeks after the citation.

What commercial roofing opportunities will cost, and why the tiers differ.

The record is the same kind of record in every tier. What changes the price is how directly you can reach the person who decides, and how good the timing is.

SIGNAL

A real organization, its building or business, and an open official record. The contact we can give you is limited to the owner entity or its mailing address, or the timing is past ideal.

  • The open record, its date and a source link
  • Our inference and what we could not confirm

WHAT AN OPPORTUNITY IS NOT

  • Not a request for service. The business has not asked Hammerline or anyone else for a quote. Every opportunity is outbound research.
  • Not proof of need. An inspection shows an inspection happened; a violation shows what the city cited. Neither proves the owner will hire you or lacks a provider.
  • Not a verified decision maker unless the record says so. A business phone or general inbox is a contact path, not a buyer.
  • Not a promise of a reply, a meeting, a contract or revenue. Coverage, timing and completeness vary by market.
