HAMMERLINE OPPORTUNITY INTELLIGENCE / EXAMPLES · REAL RECORDS, ANONYMIZED

What a Verified opportunity actually contains.

These are three real opportunities from our beta inventory, pulled the week of October 20, 2026 from official New York City records. We removed what would identify the building or the people: names, street addresses, exact dates and record references. Everything else is as delivered.

Each card is labelled the way a full opportunity is: Fact (the public record), Our inference (why it may matter to you — ours, not the owner’s words), Unknown, Contact path (and where each route came from), Timing and Source.

COMMERCIAL ROOFING / VERIFIED · NEWReal record, anonymized

Open roof-leak citations at a 26-unit walk-up in the Bronx

Fact · public record
  • Walk-up apartment building in the Bronx · 26 units · 5 floors · about a century old (city property records).
  • Owned by an LLC (owner of record on the city’s building registration).
  • Two open citations to repair the roof so it will not leak — over a top-floor apartment ceiling and at the public-hall roof bulkhead (HPD Class B).
  • Cited 1 day before this sample was pulled. Correction due about 5 weeks after the citation.
Our inference
  • The owner has to cure the cited roof condition; a roofing contractor may be needed for inspection, repair or replacement.
  • A roofer who reaches the managing agent early can offer an inspection with photos and a written repair scope the owner can use to clear the violation.
Unknown
  • Whether the owner has already hired a roofer
  • Roof size, type and age
  • Whether the scope is a repair or a replacement
Contact path
  • Managing agent’s office line and general email — verified on the managing agent’s own website.
  • Managing agent’s registered office address (city building registration).
  • Head officer of the owning entity and a mailing address (city building registration) — role as buyer not confirmed.
Timing

Act now. Freshness NEW (cited within 3 days); the first correction deadline is about 2 weeks after the citation.

Verified · $95 planned (beta — not for sale yet). Withheld here: address, owner and agent names, phone, email, exact dates and record references.

FIRE PROTECTION / VERIFIED · CURRENTReal record, anonymized

Open standpipe and sprinkler citations at a 13-story condominium in the Bronx

Fact · public record
  • Condominium / co-op building in the Bronx · 13 floors · several hundred units · built after 2000 (city property records).
  • Owned by an LLC (owner of record on the city’s building registration).
  • Two open citations (HPD Class C): repair or replace a leaking standpipe at the sprinkler system at one stair, and a defective standpipe water-supply line at another stair, both on an upper floor.
  • Cited about 1 and 2 weeks before this sample was pulled. Each correction was due 6 days after its citation; both citations were still open.
Our inference
  • The owner has to correct and document the cited deficiency, which usually needs a licensed fire-protection contractor.
  • The building may lack a current inspection agreement; a correction like this often leads to a recurring inspection schedule.
Unknown
  • Whether a service company is already engaged
  • Exact system type and size
  • Whether the work is done but the citation not yet closed
Contact path
  • Managing agent’s office line and general email — verified on the managing agent’s own website.
  • Managing agent’s registered office address (city building registration).
  • Registered officer of the owning entity and a mailing address (city building registration) — role as buyer not confirmed.
Timing

Reach out this week. Freshness CURRENT (cited within 30 days); the correction deadlines have passed and the citations are still open.

PEST CONTROL — APARTMENT BUILDINGS / VERIFIED · NEWReal record, anonymized

Eight open roach citations at an 85-unit elevator building in Upper Manhattan

Fact · public record
  • Elevator apartment building in Upper Manhattan · 85 units · 7 floors · built in the 2000s (city property records).
  • Owned by a limited partnership (owner of record on the city’s building registration).
  • Eight open citations to abate a roach infestation (HPD Class C): at the compactor closet on every floor from the 1st to the 7th, and at a public hall.
  • Seven were cited 1 day before this sample was pulled and one about a week earlier. Correction is due about 4 weeks after each citation.
Our inference
  • The owner must abate the cited infestation; a pest-control company may be needed for treatment and a recurring building service plan.
  • Citations at the compactor closet on every floor point to a building-wide condition rather than one apartment, which is where a monthly service plan fits.
Unknown
  • Whether an exterminator is already under contract
  • Number of affected units
  • Whether the citations have been treated but not yet cleared
Contact path
  • Managing agent’s office line and general email — verified on the managing agent’s own website.
  • Managing agent’s registered office address (city building registration).
  • Head officer of the owning entity and a mailing address (city building registration) — role as buyer not confirmed.
Timing

Act now. Freshness NEW (most citations within 3 days); correction due within about 4 weeks.

SIGNAL VS. VERIFIED ON THE SAME KIND OF RECORD

Why the same citation can be priced differently.

In the same beta inventory, a Philadelphia building with two open fire-extinguisher citations is a Signal ($29 planned): the citation and the owner of record are real, but the only contact we could give is the owner entity’s mailing address from city property records. The fire-protection card above is Verified ($95 planned) because we also verified the managing agent’s office line and email on its own website, and the timing is fresh. Premium adds a named decision maker with a direct route; there is none in the beta inventory yet.

In the full opportunity you also get the street address, the owner of record and managing agent by name, the phone and email, the exact citation and deadline dates, the citation references and a link to the building’s own city record.

At most three companies in the same trade can unlock any one opportunity; exclusivity only on Premium, where offered at unlock. Freshness: NEW ≤ 3 days, CURRENT ≤ 30, AGING ≤ 60 from the citation date. Commercial roofing, fire protection and apartment-building pest control are in beta and not for sale yet. Pest control for new openings is live — your first opportunity is free.

WHAT AN OPPORTUNITY IS NOT

  • Not a request for service. The business has not asked Hammerline or anyone else for a quote. Every opportunity is outbound research.
  • Not proof of need. An inspection shows an inspection happened; a violation shows what the city cited. Neither proves the owner will hire you or lacks a provider.
  • Not a verified decision maker unless the record says so. A business phone or general inbox is a contact path, not a buyer.
  • Not a promise of a reply, a meeting, a contract or revenue. Coverage, timing and completeness vary by market.
